Board Meeting – April 21, 2009

Country Walk Homeowners’ Association Meeting on April 21, 2009
The meeting was called to order at 7:35 pm in the Clubhouse by President Bill Swedberg.  All five current Board members were present.  These include:  Rocco Cioffoletti, Mickey Lauria, Bill Swedberg, Scott Templeton, and Warren Adams.  Fifteen other residents were in attendance.

 

A call for nominations for the two open Board positions was made by President Bill Swedberg.  Prior to the meeting, only a single homeowner (Jay Jones) had been nominated.  The seat to replace Bill will be a two-year term, commencing with the position of first vice-president.  The seat to replace Rocco will be a three-year term, commencing with the position of second vice-president.

  • Murali Sitaraman was nominated, and agreed to serve.
  • With two candidates and two positions, no written vote was needed.  A unanimous acclamation of approval for both candidates ensued.
  • The new Board consists of: President Mickey Lauria, Treasurer Scott Templeton, Secretary Warren Adams, Jay Jones, and Murali Sitaraman.  Scott Templeton is rotating into the treasurer’s position to take over Rocco’s responsibilities.  Assignments of first vice-president and second vice-president to the two newly-elected members will be performed by the Board at the next meeting.

Treasurer Rocco Cioffoletti reviewed the current budget, explaining each line item.

 

President Bill Swedberg addressed the HOA.

  • Accomplishments over the past year were reviewed.  These include the following.
    • Updates to the pool and Clubhouse exterior are complete.  This includes power to the gazebo (spotlights, outlets, fan).  Broken spotlights to the pool entrance near the men’s bathroom have been fixed, and placed on a motion detector.  Two halogen lights were placed on the front of the Clubhouse.
    • The privacy fence running along Highway 123 has been completed.  A portion of the fence that was damaged by a large fallen tree will soon be repaired.
    • Dead trees were removed along Berkeley Drive, and elsewhere in the subdivision and along the walking trail.  This includes the large oak in the entry circle.
    • Common areas were mulched.
    • Meeting minutes and budget statements are continuing to be placed on the Country Walk website.
    • Pool drains were replaced to ensure that they meet DHEC specifications.
    • The Clubhouse heat was fixed and a new thermostat, with a 5-year warranty, installed.
    • The annual Christmas Eve luminaries were a success.  Thanks are due to Denise Gianforcaro.
    • The Clubhouse Christmas party for children was well-received.  Thanks are due to Denise Burton, Lori Dickes, Lisa May, and Suzanne Swedberg.
    • The Halloween party for children was a success.  Thank you to Monica Tolmos for organizing this event.
    • The Board continued to work with Duke Energy at 800-777-9898 to ensure that street lights are functioning properly.
    • Based on the success enjoyed last year, the Board employed the services of an off-duty police officer to control traffic into the subdivision on Halloween.
    • Security lights for the parking lots and old Knollhouse property were installed.
    • Minor Clubhouse maintenance was performed.
  • Individuals contributing to the operation of the subdivision were thanked.  These individuals included Board members, special contributors, and past and ongoing Committee Chairs.
    • Board members:  Warren Adams, Rocco Cioffoletti, Mickey Lauria, Bill Swedberg, and Scott Templeton for partial-year service.
    • Special Contributors:
      • Jay Jones for his continuous service relative to landscaping.
      • Michelle Burton for exceptional work relative to keeping the pool area clean and functional.

      • Landscaping:  Jay Jones.
  • The meeting was turned over to Mickey Lauria.

 

President Mickey Lauria addressed the HOA.

  • Mickey thanked the two outgoing Board members.
  • Opinions were solicited from the residents as to the manner in which pet waste should be handled.  Possibilities include the construction of poles with bags and the posting of “reminder” signs.  No consensus was reached.
  • Concerns were raised relative to speeding vehicles throughout the subdivision, and the posting of speed limit signs.  City rules dictate that areas without posted signs are restricted to 25 mph.
  • Grass on common areas along Country Walk Lane is reportedly not being cut.  The Board will investigate.

 

With no further items of business, President Lauria concluded the meeting at 8:30 pm.
