Board Meeting – August 11, 2009

Country Walk Board Meeting on August 11, 2009
The meeting was called to order at 7:15 pm in the Clubhouse by President Mickey Lauria. The four Board members in attendance were Mickey Lauria, Murali Sitaraman, Scott Templeton, and Warren Adams. Scott left early.

Accomplishments during the past month.

  • The movie night on July 10, 2009 hosted by the Clemson University Police Department, with Master Patrol Officer Jimmy Maw and Reserve Officer Rocco Cioffoletti primarily responsible, was a success.  The estimated attendance was between 60 to 80. “Underdog” was shown instead of the originally scheduled “Wall-E.”
  • The fallen tree in the subdivision entry circle was removed by ISA Certified Arborist Karl J. Pokorny at a cost of $930. Payment will be made upon removal of the stump.
  • Warren called both the City of Clemson and Don Costello relative to City notices that the subdivision has received concerning verification of testing of the backflow prevention devices. The City apparently did not receive, or misplaced the necessary paperwork. Don Costello performed the required tests over three months ago, and payment was made on May 13, 2009. The problem is now resolved.
  • Louvered doors were installed in the pool pump room to remove the excessive heat. Heat is suspected to be the cause of burned motor bearings.
  • A policy manual that records decisions made by the Board was initiated. This document will be changed as new decisions are made.
  • The pool basketball goal was repaired at a cost of $40.

Treasurer’s Report

  • Treasurer Scott Templeton reported that, to date, 155 of the 157 lots have paid the annual fees for 2009.
  • A report on the 2009 budget was presented, including all budgeted amounts and the expenditures to date.

Old Business

  • Discussion relative to private property on common ground and member privileges when dues are delinquent were tabled until the next meeting, given that only three Board members were present.
  • Murali reported that he met with two landscapers, and he examined the walking trail with each. They will return with suggestions and bids. Issues include extending the trail, treatment of areas for standing water and runoffs, marking of accesses, and cutting shrubbery.
  • The “Curb Your Dog Signs” have not yet been posted. The Board will consult with Jay.
  • The Clubhouse refrigerator is not cooling properly. Mickey will look into having it repaired. If need be, and depending on the costs, he will have it replaced.
  • At various times, residents have requested to move pool furniture outside of the pool area. The Board feels that pool and Clubhouse furniture should remain in the areas for which they were originally intended.
  • Cindy recommends that the downstairs Clubhouse carpet be cleaned. The estimated cost is $250. The Board recommends that Cindy check other prices, as $250 seems expensive.
  • The Board is in search of the key for the downstairs filing cabinet.
  • There are conflicting reports as to whether the gas barbecues in the pool area are functioning properly. The difficulty may be as simple as air pockets in the gas lines.
  • A spigot is broken at the entrance to Country Walk. Jay will be informed.
  • The discussion of removal of kudzu along Berkeley Drive was tabled until Jay is present.

New Business

  • No new business arose.

The next Board meeting is scheduled for Tuesday, September 8, at 7 pm in the Clubhouse.

The meeting concluded at 8:20 pm.

Respectfully submitted,

Warren P. Adams
