Country Walk Board Meeting on September 14, 2009
The meeting was called to order at 7:00 pm in the Clubhouse by President Mickey Lauria. Four Board members were in attendance. These include Mickey Lauria, Murali Sitaraman, Scott Templeton, and Warren Adams. The meeting, originally scheduled for 9/08/09, was postponed to today due to Board members not being available, and due to anticipated reports.

 

Accomplishments during the past month.

  • A new Clubhouse refrigerator was purchased from Lowes, and delivered on 08/14/09, at a cost of $481-$49 rebate. Landreth’s Appliances informed Mickey that the compressor on the old unit was broken, and would have cost $350 to repair.
  • The fallen tree in the subdivision entry circle was removed by ISA Certified Arborist Karl J. Pokorny at a cost of $930. Payment will be made upon completion of the work, which consists of removal of the stump.
  • Since the last meeting, the Swim Team submitted a report on the year’s activities.  Thank you to Kristin Green, and Jim and Kim Wanner for this report.

 

Treasurer’s Report

  • Treasurer Scott Templeton reported that, to date, 156 of the 157 lots have paid the annual fees for 2009. One lien remains be placed and other liens to be removed.
  • A report on the 2009 budget was presented, including all budgeted amounts and the expenditures to date.
  • In response to an earlier question, Scott reported that the subdivision pays taxes, even though a nonprofit organization. Taxes are paid on earnings, such as interest income.
  • With the exception of a single lot, on which a lien will be placed, all residents are current on their dues.
  • The pool is running over budget. The budget is $13,500 but, due to unexpected problems, expenses are currently at $14,098.08.
  • 3 signs reminding residents to pick up after their dogs have been erected. Thanks are due to Jay and Murali for their efforts in this regard.

 

Old Business

  • By a vote of 4 to 0, the Board voted that residents who are not current on their subdivision fees will not have privileges to use the amenities. The subdivision fees are used to maintain and operate the amenities.
  • Consistent with the subdivision covenants, Country Walk common property is for the enjoyment of all residents. As a result, and due to liability issues, no private property is permitted on common grounds. In addition, and again due to liability issues, the planting of trees on common property will require written approval of the Board.
  • Murali reported that he met with McCall’s to discuss maintenance and fixture of the walking trail. That portion of the pathway under consideration is approximately 5206 feet long.  Distributing gravel 6 feet wide and 2 inches deep, and cleaning up and spraying weeds along the pathway will cost $9225. The new path is approximately 1800 feet long. Clearing and preparing the pathway, installation of the culvert, and installation of gravel is estimated at $7650. Other bids are desired. No decision has been reached, but drainage and accesses have the highest priorities.
  • Chris Post, Varun Grover, and Miren Ivancovik are looking into bids for refurbishing the tennis courts.
  • The Board has not yet received word back from Cindy relative to other cleaning bids for the carpets.
  • Follow-up with the ACC is needed to make sure that constructions are following subdivision regulations. Plans have been approved for lot 86.
  • The Board is still in search of the key for the Clubhouse downstairs filing cabinet.
  • The pool is to be open through Sunday, 9/27. Mickey will send an e-mail to Steve Edwards, and then to the subdivision. Steve Edwards will inform Bill, and Scott will inform Denise.
  • Complaints have arisen relative to lawn and yard maintenance. Residents are encouraged to speak with their neighbors directly before involving the Board.
  • Board priorities remain maintenance of the tennis courts, trail, and back of Clubhouse.

 

New Business

  • No new business arose.

 

The next Board meeting is scheduled for Tuesday, October 6, at 7 pm in the Clubhouse.
