Board Meeting – February 9, 2010

Country Walk Board Meeting on February 9, 2010
The meeting was called to order at 7:05 pm in the Clubhouse by President Mickey Lauria. All five Board members were in attendance. These include Mickey Lauria, Jay Jones, Murali Sitaraman, Scott Templeton, and Warren Adams.

Accomplishments During the Past Month

  • The intersection of Knollwood Drive and Country Walk Lane was converted into a 4-way stop.
  • 113 out of 158 have paid their subdivision fees.
  • Renovations of the Clubhouse exterior and deck have begun.

Jay Jones resigned from the Board as well as the Chair of the Grounds and Maintenance Committee.  He has put in 10 years of service to the community, and is feeling tired.  The Board will serve with four members until the upcoming elections during the annual meeting in April.  Jay’s many contributions to the subdivision are greatly appreciated.

Before leaving the meeting, Jay reported that three companies have been contacted for providing quotes to mulch common areas.  One quote has been received.  The other two are expected within two weeks.

Treasurer’s Report

An end of the year 2009 budget, revised from the January meeting, was prepared by Scott and presented to the Board.  The budget was approved, subject to minor changes in presentation, and will be distributed to all homeowners at the upcoming annual meeting.

A preliminary version of the 2010 budget was discussed.  The budget to be presented at the upcoming annual meeting will include three numeric columns:  2009 budgeted amounts, 2009 actual expenses and expenditures, and the 2010 budget.

Old Business

  • The Board agreed that no trail signage indicating access points or prohibiting wheeled vehicles will be erected at the present time.  Homeowners are reminded that the subdivision covenants prohibit all types of wheeled vehicles, other than baby strollers or wheel chairs, from using the walking trail.
  • Mike’s Tree Service is being consulted to remove various dead trees found throughout common grounds. Work will take place once the ground is completely dry so as to minimize damages to the walking trail.
  • Clubhouse maintenance and repair was discussed, and ongoing efforts were physically inspected.
  • Initial work on the tennis court repairs requires a number of dry days having temperatures of at least 50 degrees.
  • As per Mickey’s request, the city of Clemson expeditiously converted the intersection of Country Walk Lane and Knollwood Drive into a four-way stop.  However, for reasons unknown, they refused to paint yield signs on those portions of the road that serve as entry points to the circles.
  • The unexpected increase in utility costs was discussed.  The higher costs appear to have resulted due to the colder weather, but Scott will revisit the issue during next month’s bills.

New Business

  • Requests have been made for sod in the area between the sidewalk and street, from the subdivision entrance to the Clubhouse.  The Board will investigate during lit hours and correspond via e-mail.
  • The Board will contact the city of Clemson to inspect, and repair if needed, the concrete drain and culvert on the intersection of Country Walk Lane and Knollwood Drive.

The next Board meeting is scheduled for Tuesday, March 2nd, at 7 pm in the Clubhouse.

The meeting concluded at 9:00 pm.

Respectfully submitted,

Warren P. Adams

Secretary, Country Walk Board
