Board Meeting – July 5, 2010

Country Walk Homeowners’ Association Meeting on July 5, 2010

President Mickey Lauria called the meeting to order at 7:40 pm in the Country Walk Clubhouse.  All 5 Board members were present, namely Jennie Cahill, Mickey Lauria, Murali Sitaraman, Nanda Srimani and Scott Templeton.

Treasurer Scott Templeton presented the budget reports, consisting of Account Balances and the Year-to-Date Income and Expenditures as of July 5, 2010. It was noted that 155 homeowners have paid their annual dues, out of a total of 158. All late payments included the applicable late penalties. Liens will be put on the two late properties and the third property already has a lien on it.
First Vice President Murali Sitaraman reported the following developments:
  • David Crum (Southern Roots Landscaping) went out of business and started working full-time with another landscaping company. Murali will talk to him and see if he can finish, on weekends, the work including the agreed upon installation of a number of open drains at various locations on the neighborhood nature trail, as part of the warranty in his trail contract.
  • Mr. Crum may also be able to build a bridge on the newly developed trail, as well as repair the trail damage incurred as a result of removal of dead trees and heavy rain.
  • Wire Fence surrounding the Tennis courts need to be repaired.
  • The underside of the Clubhouse deck and the supporting pillars need to be painted. We will get some estimates and get it done in September.
President Mickey Lauria reported the following announcements and developments:
  • McCalls will be asked to replace the sod along the subdivision entrance.
  • Warren Adams – the Pool Committee chair, resigned recently and Mickey will request Rocco Cioffoletti to chair the committee for the rest of the pool season.
  • There were 8 pool parties in one week this summer and created some minor problems. We will need to have some stricter rules and guidelines including, a possible pool deposit like the Clubhouse deposit.
  • The Swim Team has the largest participation with 35 members this year and has been having a blast.
  • Mickey will ask Jay Jones to lead the landscaping of the Country Walk entrance area and get some bids to make the entrance more attractive as well as take care of the Kudzu problem.
Treasurer Scott Templeton reported the following:
  • Also, the two gates in the pool area are supposed to swing back and lock automatically, so Dennis Burton will ask Eddi Pennebaker or Matheson to fix the problem
  • Scott reported that he is paying Denise Burton $460 for every 2-week period for full 2010 pool season.
Mickey asked the following individuals to serve as committee chairs for the year. All were in agreement.
  • Clubhouse Committee – Cindy Osef
  • Grounds and Maintenance – Mitchell Dobrenen
  • Social Committee – Randy Davidson
  • Website Committee – Tim Burg
The following two committee chairs are yet to be determined
  • Rules and Regulations Committee – Rocco Cioffoletti was unable this year; other residents will be asked.
  • Architectural Control Committee – due to the significant time allotment inherent to this position, it might be better to ask more than one person to chair the committee.
  • Garbage Can in Playground Responsibility – Mickey will ask a neighbor to see if he can take care of this during the season in which the pool is closed.
New Business:
  • Scott Templeton received notice from DHEC that “No Diving” signs need to be posted around the swimming pool everywhere there is a sign indicating the depth of the pool. There are 16 such tiles around the pool, hence we will have to replace 16 tiles to comply with the DHEC regulation.
  • Mickey Lauria will also discuss with David Crum a more permanent clean up strategy for the area adjacent to the Ivankovic residence.
  • Some residents complained about the quality of the playground mulch, found nails, staples and other sharp objects. All board members walked to the playground area and inspected the mulch – indeed the mulch is not of acceptable standard – Murali Sitaraman will talk to Shady Oaks Mulch Co and David Crumb to find a solution.
The date for the next HOA meeting was set for Tuesday, August 17 at 7:30 PM.
With no further items of businesses slated for discussion, President Mickey Lauria adjourned the meeting at 8:45 PM.
