Board Meeting – September 7, 2010

President Mickey Lauria called the meeting to order at 7:35 pm in the Country Walk Clubhouse.  All 5 Board members were present, namely Jennie Cahill, Mickey Lauria, Murali Sitaraman, Nanda Srimani and Scott Templeton.

Treasurer Scott Templeton presented the budget reports, consisting of Account Balances and Year-to-Date Income and Expenditures as of September 7, 2010. 155 out of 158 homeowners have paid their annual dues. Applications for two new liens were submitted and the 3rd property already has a lien on it.
First Vice President Murali Sitaraman reported the following developments:
·         Murali asked McCalls to give us an estimate for maintenance of the nature trail and for a copy of 2010 ground maintenance contact.
·         There were complaints from residents about cracks appearing on recently renovated tennis courts, board members walked to the courts to inspect the cracks and indeed there were several. Murali will get the phone number and address of the Atlanta Company that did the repair work in spring from David Crumb and will talk to them regarding warranty service.
·         We will need to get somebody to repair the wire fence surrounding the Tennis courts.
President Mickey Lauria reported the following announcements and developments:
·         Mickey and Murali will ask McCalls to give an estimate to replace the sod along the subdivision entrance and also talk to him regarding their service quality, trimming and bush hogging in some areas.
·         Mickey will ask Jay Jones to lead the landscaping of the Country Walk entrance area. He will get some bids to make the entrance more attractive as well as take care of the Kudzu problem.
·         Tim Burg switched CW website to Go-daddy for a name registration fee of $150 for 10 years. The new URL is https://clemsoncountrywalk.org/
·         City of Clemson issued a work-order to fix the storm drainage problem around 102 Sugar Maple Ct.
Murali and Jennie got some bids for painting of the wooden slabs under the clubhouse deck. Board decided to accept the bid Jennie had received from Leslie Eppenstein. She will power wash and paint the decking joists and all other wood surfaces under the deck for $400 after the pool closing in September.
Nanda presented several different options and prices for replacement of current mulch with Kid-safe certified playground mulch including rubber type (which lasts for 10 years, but more expensive) as well natural wood mulch products from Shady Oaks and Upstate Mulch company.
Jennie visited several local mulch places and brought samples for the board to see. She will go and bring some sample of Tumble-Safe mulch from Upstate Mulch Company in Easley. She will ask a student worker to spread the mulch once it is purchased.
New Business:
·         Upstairs air-conditioner was not working, the board meeting moved to downstairs. Nanda will contact Pittman Heating and Air that worked on the upstairs AC last time.
·         It was decided the pool will be closed on Sept 20. Unusually high September temperature allowed for some extra weeks of pool time this summer.
The date for the next HOA meeting is Tuesday, October 5 at 7:30 PM.
With no further items of businesses slated for discussion, President Mickey Lauria adjourned the meeting at 8:50 PM.
