President Mickey Lauria called the meeting to order at 7:30 pm in the Country Walk Clubhouse. Four Board members were present, namely Mickey Lauria, Murali Sitaraman, Nanda Srimani and Scott Templeton.
Treasurer Scott Templeton presented the budget reports, consisting of Account Balances and Year-to-Date Income and Expenditures as of Nov 16, 2010 and explained some of the line items in the budget report.
Board discussed 2011 budget issues in detail, including the needs and costs of various capital projects, the recurring expenses to maintain the neighborhood and the need for building up a reserve fund. After considering all the budgetary issues for 2011, board voted to raise the annual dues from $580 in 2010 to $630 for 2011. The ability to raise dues by maximum 10% per year is stipulated in Section 5.03 of the Country Walk by-laws.
First Vice President Murali Sitaraman reported the following developments:
· Murali talked to McCalls regarding one-time trail maintenance as per board’s approval previous meeting – it’s too late for the sod and application of weed control, will be done in the spring.
· Murali got a quote from Brad Jordan to construct the Nature Trail bridge 10×8 feet approx over the ditch along the new section of the trail with pressure treated lumber for $450. The board approved.
· David Crum wants to come back and do any finish up work on the trail, such as taking care of the drainage problem at a place or two. He says he wants to do this in December. He might have to rent a trencher for a day. The board agreed to pay for the rental cost, if he will finish up the job as per warranty.
· David Crum took some pictures of the cracks on Tennis courts and sent them to the Atlanta repair company in Sept. They said the cracks were too deep for repair work. Murali will get the phone number from David and Nanda will contact them directly.
President Mickey Lauria reported the following announcements and developments:
· Mickey and Murali will talk to McCalls regarding trimming and bush hogging in some areas. Several trees need to be pruned soon badly.
· Mickey will check the work-order status online from City of Clemson to fix the storm drainage problem around 102 Sugar Maple Ct.
· Mickey will revise the current contract and give it to Dobrenen and ask the grounds committee to get some bids for 2011. If we sign a contract with McCalls Landscaping for 2011, board will meet with Mr. McCalls and go over the details and compliance of the contract.
Nanda Srimani reported:
· Pittman Heating replaced of controller card in the furnace ($258), heating was working now. According to Pittman the leaking evaporator coil will have to be replaced in the spring for the AC to work.
New Business:
· Mickey saw a kid riding bike on nature trail and told him he wasn’t supposed to and later his father complained and told Mickey he instructed his son to ride on the trail and will continue to do so. Mickey pointed out that according to the subdivision covenant no wheeled vehicles including bikes are permitted on the common areas other than baby strollers and wheelchairs.
Mickey will ask homeowners if a referendum to the covenant on bike policy should be considered.
· Mickey will email residents to get someone volunteer for the 5th board member position.
· Mickey will ask Jay Jones and Mitchel Dobrenen, Grounds and Maintenance committee chair to get some bids to make the entrance more attractive as well as take care of the Kudzu problem.
· Murali will prepare a report explaining major projects done in 2010 and the items that will have to be considered in 2011.
· Scott will prepare a draft of the revised 2011 budget and the annual newsletter to be distributed to all homeowners.
· Nanda will call the Atlanta Company that repaired the Tennis courts and will prepare the list of contractors we have used for various projects in the past to be posted on our website.
The date for the next HOA meeting is Tuesday, December 14 at 7:30 PM.
With no further items of businesses slated for discussion, President Mickey Lauria adjourned the meeting at 9:30 PM.
