Board Minutes for CW Homeowner’s

4/16/2015

Meeting was convened at the CW Clubhouse. Meeting was called to order by Chris Post President. Present were Chris Post, Jerry Edwards, Miren Ivankovic and Regina Porter.

Chris Post and the rest of the board members welcomed Regina and thanked her for serving on the board.

The board reviewed with Regina what had happened in the past with the projects that had been completed.

Miren made a motion to accept minutes for the October meeting, Regina Seconded it all in favor, motion passed.

The financials for the subdivision were discussed for the first 2 and ½ months of the year. A motion to approve the financials was made by Chris, seconded by Miren, all in favor.

Chris post discussed the new insurance policy quote that was provided to the board by Nationwide, It was a much more comprehensive quote that we had previously had and provided higher insurance coverage for the clubhouse and common areas. This policy gives complete coverage to all members of the board and to Rocco Cioffoletti who is a non-voting board member. The cost was over $300.00 cheaper than the current insurance coverage.  A motion by Jerry was made to accept the new insurance quote and move to Nationwide for the subdivision, seconded by Regina, all in favor.

The Board has chosen May 7th at 6:30 for the annual meeting, signs and email will be sent to all homeowners to attend.  The board still has one seat open so anyone that would like to serve is encouraged to contact the board. A motion was made to set the meeting by Miren seconded by Chris, all in favor.

Updating the directory one year earlier than normal was discussed by the board because we have had over 10% of the homes in the subdivision selling since the recession has ended. A motion was made by Chris seconded by Miren to have the directory done at a cost not to exceed $500.00 all in favor.

The homeowners at 608 Red Maple Way asked the board for permission to put a fence on their property pursuant to covenant rules and restrictions. The homeowner’s presentation was excellent and answered all the requirements in the subdivision covenants,  a motion was made by Miren to allow the homeowner to move forward with the fence as long as it meets the covenants and restrictions as presented, seconded by Chris,  all in favor.

The subdivision common areas, pool bathrooms, and tennis courts have been subject to issues of vandalism.  The board discussed putting up cameras at the clubhouse/pool and entrance to hopefully allow us to catch the perpetrators.  The cameras will have hard drives and will only be provided to the police if an act of vandalism occurs, to protect homeowner’s privacy.  Motion made by Miren, seconded by Regina, all in favor.

No further business was discussed.

Motion to adjourn by Chris and seconded by Miren, all in favor; motion carried.
